Selling a home can be one of the biggest decisions made in our client’s lifetime. Some of the responsibilities for your Vlahakis Homes’ Seller’s Agent will include:

Successful execution of a quick sale and profitable closing begins long before a sign is put in the yard. A consultation with your Vlahakis Homes’ Seller’s Agent to determine what repairs and other tasks, if any, may be necessary to get your home into marketable condition. We’ll work intimately together to keep costs low and maximize the return of your investment. Our concierge real estate and construction services offer our clients access to professional contractors that prioritize and answer your concerns to the fullest extent.


The sign is in the yard! Here’s how we’ll get the buyer in the house and set you up for success.


Vlahakis Homes will make use of advanced state of the art software and services to target buyers in the local, state, national, and international markets, putting your home in front of any interested buyers. Once we’ve got the buyer, we’ll work together to ensure that your home is ready to show when the buyer comes to visit and persuade them to write up an offer.

All the preparations have come together and the buyer wants to move forward. Our agents have years of negotiating and communication skills ready to serve our clients. We’ll represent your interests, providing detailed analysis of the offer and insight into how to get your deal. Once the purchase agreement is settled, we’ll offer advice on resolving and preventing any issues that may arise during the transaction. This secures that the inspection, appraisal, and any title remediation progress smoothly.


The day is here! It’s time to finalize the sale and close the transaction.


Our preliminary title work will have already been completed – providing mortgage information for payoff amounts and any other documents required by the title company to furnish clear title to the buyer. Several days prior to the closing we’ll receive initial closing statements to correct any errors on the documents. Once the numbers are finalized, you’ll sit down to sign over a warranty deed to the buyer conveying your ownership to them.

You’ll need to bring your photo ID and any other documents the title company may need, which can include proof of payment for taxes or previous construction work and certificates of trust. Depending on your preference we can sit down with the Buyer in the same room and sign together, or sign separately. After the bank processes the closing documents, they’ll issue funds back to the title company, and in most cases, you’ll get the check that same day!


The sale is closed and it’s time for the next step in your life. Here are some tips to make the move easier.

Notify the following and request “Change of Address” information as needed:

  • Change of address on driver’s license and voter’s registration. If you are moving to the State of Michigan for the first time (Welcome!) contact the Secretary of State Office.

  • If you are leaving the State of Michigan, request all medical and prescription records from your physicians and pharmacists.

  • All your insurance companies

  • Any publications you may subscribe to (i.e. magazines, newspapers, etc)

  • All open accounts – department stores, banks, debit/credit cards

Close and get final readings, open, or request change of address for all utility companies
